Here is a short summary of Seattle’s new DADU and ADU regulations. In response to rising housing costs and shortages, Seattle has lifted some restrictions on allowing multiple legal rental spaces on in-city properties.
WHAT IS AN ADU? Also known as a “Legal Mother-In-Law”, an Attached Accessory Dwelling is a legally permitted rental unit in a separate space inside or attached to a home.
WHAT IS A DADU? Also referred to as a “Backyard Cottage”, a Detached Accessory Dwelling Unit is a legally permitted rental unit that is built on the property, but attached from the home.
RECENT CHANGES TO THE ORDINANCE:
ADU’s remain at 1,000 sq ft max - DADU’s have increased to 1,000 sq ft
DADU’s can be 2 feet taller - 2 rental units allowed on one residential lot
Owner occupancy requirement removed - Parking requirement removed
King County has temporarily reduced the sewer capacity fee to 60%
